Unless otherwise agreed upon, there is a minimum rental requirement of four (4) consecutive nights.
The Tenant agrees to only use the premises as a private vacation residence for himself and his guests.
Tenant agrees that he and the members of his party shall conduct themselves in a manner that will not disturb their neighbours; peaceful enjoyment of their properties, and that any consequences of their failure to do so shall be Tenant’s sole responsibility.
Tenant further agrees that he will not allow the Premises to be used for any improper or illegal purposes.
Drugs are prohibited.
The villa has a maximum number of 6 (six) guests. This must be adhered to unless otherwise agreed upon prior to receipt of full and final payment.
Reservations shall be for a specific number of guests which may not be exceeded, unless this has been authorized by Villa Ocean.
The guests can invite some friends for afternoon or diner only. A maximum of six (6) people (guests + friends) is allowed.
Parties are not allowed unless this has been authorized by Villa Ocean.
Culture and Religion are the base of the Balinese life.
Especially because the villa is located on the Batu Nungul temple land, guests should respect both of them, and maintain a decent behavior, particularly in the garden area.
No party is allowed at the villa, in order to secure the holiness of the Temple’s area.
The villa has a domestic household staff. The property is fully equipped with bed linens, towels, cooking utensils, etc…
In accordance with the Laws of Indonesia all villa guests must be registered with the authorities within 24 hours of their arrival at their destination.
A photocopy of each guest’s passport will be requested by one of owner’s staff upon or shortly after arrival at the villa.
The cost of which shall be for the account of the tenant.
After we receive your booking confirmation, an invoice for the full amount will be sent to you by email.
The guest’s deposit of 50% of the total rental amount will be sent to the given bank account in the invoice within three (3) working days. We have the right to cancel the booking if the deposit is not received in time. The remaining balance will be received by us within 38 days prior to the hirer’s scheduled arrival (53 days for High and Peak season bookings).
In the case of bookings made less than 45 days (60 days for High and Peak season bookings) prior to arrival, the hirer’s full payment will be sent to us within three (3) working days after the written booking confirmation has been received by us.
When bookings are made within a few days of the guest’s scheduled check-in, payment is subsequently made on the arrival date. We do not allow any hirer to reside in the villa without firstly making the full payment. Full payment will be received by us as soon as possible after the guest’s arrival.
All costs related to the transaction are to be borne by the guest. The guest make sure to mention “Full Amount Guarantee” when he submits the transfer instruction.
Booking cancelled is non-refundable and the payments are retained by us.
Dates cannot be changed after deposit payment.
When renting the villa, there are no hidden costs, surcharges (for accommodation), staff salaries, service fees, or management fees that is responsibility of the guest/tenant.
Gratuities for household staff shall be left to the guest’s discretion.
For cleaning reasons, check-in time is at 3 PM and check-out at 11 AM. If a couple of days before departure there is still no booking following, a complimentary late check-out can be organized.
Guests names should be submitted to us prior to final payment along with flight information for both arrival and departure with respect to airport transfers.
We organize a driver at Denpasar’s Ngurah Rai airport to greet you on arrival and drive you to the villa.
Depending on the time of arrival the driver asked 300-350 000 IDR for a 4/5 seats car.
The villa can provide a Kijang (seats 6 persons) for transportation.
This car including driver can be rented for about USD 50.00 a day 8 hours, including petrol.
Important: we have been asked by the village to give priority to local drivers.
Laundry: personal clothes laundry service is not included. We can organize the pickup by a good laundry. We disclaim any responsibility for any damage.
Cooking and food shopping: no extra charge except the cost of the ingredients and 100 000 Rp for the courier each time he goes to the supermarket.
Owner reserves the right at any time, in its sole and absolute discretion, to refuse any person as a member on an accommodation party. Owner will not be responsible under any circumstances to refund any unused portion with respect to accommodation, tours, car rentals, including any substitutions.
Owner disclaims any and all liability for property loss or damage as well as injury including death sustained by any person whilst residing at a private home or villa, or whilst engaged on any tour, whether the loss or injury occurs as a result of breach of contractual obligations of owner, its servants, employees or agents.
Tenant is responsible for all damages to the property caused by Tenant, the members of his party, or their guests. Tenant is responsible for ensuring that the property is left upon departure in the same condition and repair as upon arrival. The Villa will bill the tenant for any and all necessary replacement and repair costs.
