Minimum stay

Unless otherwise agreed upon, there is a minimum rental requirement of four (4) consecutive nights. At High and Peak season there is a minimum rental requirement of 7 nights.

Reasonable Use

The Tenant agrees to only use the premises as a private vacation residence for himself and his guests.
Tenant agrees that he and the members of his party shall conduct themselves in a manner that will not disturb their neighbours; peaceful enjoyment of their properties, and that any consequences of their failure to do so shall be Tenant’s sole responsibility.
Tenant further agrees that he will not allow the Premises to be used for any improper or illegal purposes.

General

The villa has a maximum number of 4 (four) guests. This must be adhered to unless otherwise agreed upon prior to receipt of full and final payment.
Reservations shall be for a specific number of guests which may not be exceeded, unless this has been authorized by Villa Ocean.
The guests can invite some friends for afternoon or diner only. A maximum of eight (8) people (guests + friends) is allowed.
Parties are not allowed unless this has been authorized by Villa Ocean.

Culture, Religion & Temple

Culture and Religion are the base of the Balinese life.
Especially because the villa is located on the Batu Nungul temple land, guests should respect both of them, and maintain a decent behavior, particularly in the garden area.
No party is allowed at the villa, in order to secure the holiness of the Temple’s area.

What is included

The villa has a domestic household staff. Including a villa manager. The property is fully equipped with bed linens, towels, cooking utensils, etc…

Registration

In accordance with the Laws of Indonesia all villa guests must be registered with the authorities within 24 hours of their arrival at their destination.
A photocopy of each guest’s passport will be requested by one of owner’s staff upon or shortly after arrival at the villa.
A registration form must be promptly filled out and signed by each guest.

The cost of which shall be for the account of the tenant.

Booking Procedure

If you wish to book Villa Ocean, we will send you a booking confirmation form. Please confirm receipt of the booking by sending a short return email.

Payments and cancellations

After we receive your booking confirmation, an invoice for the full amount will be sent to you by email.
The guest’s deposit of 50% of the total rental amount will be sent to the given bank account in the invoice within seven (7) working days. We have the right to cancel the booking if the deposit is not received in time. The remaining balance will be received by us within 38 days prior to the hirer’s scheduled arrival (53 days for High and Peak season bookings).
In the case of bookings made less than 45 days (60 days for High and Peak season bookings) prior to arrival, the hirer’s full payment will be sent to us within 7 working days after the written booking confirmation has been received by us.
When bookings are made within a few days of the guest’s scheduled check-in, payment is subsequently made on the arrival date. We do not allow any hirer to reside in the villa without firstly making the full payment. Full payment will be received by us as soon as possible after the guest’s arrival.
We agree that the guest’s deposit will be partially refundable if the reservation is cancelled 61 days or more prior to arrival (91 days for High and Peak season bookings). We will deduct a fee from the client to compensate for administration and time involved to secure the booking of which we will receive Euros 300.
We agree to return the deposit (less Euros 300) to the guest’s within seven (7) working days.
Booking cancelled less than 61 days prior to arrival (91 days for High and Peak season bookings) are subject to forfeiture of deposit. Final payment (if received) is non-refundable and these payments are retained by us.

Changes to reservation

A Euros 300 administration charge may be levied to any changes for a villa reservation, which has been confirmed and for which a deposit has already been paid.

Bank account

Payments only to bank details as provided on invoice.

Tax and service charges

When renting the villa, there are no hidden costs, surcharges (for accommodation), staff salaries, service fees, or management fees that is responsibility of the guest/tenant. Gratuities for household staff shall be left to the guest’s discretion.

Destination information

An information book is placed in the villa prior to guest’s arrival, which provides visitors with maps, names and phone numbers of recommended restaurants, brochures for tours, etc…, along with phone numbers for everything from airlines to doctors.

Check-in and check-out times

For cleaning reasons between 2 rentals, the check-in time is at 3 PM. Usually the check-out time is at 11 AM. If there is no booking following, a late check-out could be possible.

Internet

A connection Internet WiFi is placed at the disposal. Free 50 MB are offered per night.

Flight information

Guests name(s) should be submitted to us prior to final payment along with flight information for both arrival and departure with respect to airport transfers.

Airport transfers

A driver will be at Denpasar’s Ngurah Rai airport to greet guests on arrival and drive them to the villa. Villa Ocean will provide one (1) complimentary airport transfer in each direction (not multiple transfers) to the villa for all the guests who both arrive and depart on designated flights, details of which must be provided to us not later than 45 days before arrival at the destination.

Transportation

The villa can provide a Kijang (seats 6 persons) for transportation. This car including driver can be rented for Euros 50.00 a day 8 hours, including petrol. If you want to drive yourself, we can organize a car for you.

Liability

Owner reserves the right at any time, in its sole and absolute discretion, to refuse any person as a member on an accommodation party. Owner will not be responsible under any circumstances to refund any unused portion with respect to accommodation, tours, car rentals, including any substitutions.
Owner disclaims any and all liability for property loss or damage as well as injury including death sustained by any person whilst residing at a private home or villa, or whilst engaged on any tour, whether the loss or injury occurs as a result of breach of contractual obligations of owner, its servants, employees or agents.
